Landlords' Guide

At Express Property Services we don't overload you with information. Instead, we tailor what we tell you to meet your own individual needs and share all of the latest property regulations that affect you. That's why we take the time to get to know you and your property.

Before entrusting your property with any of London's letting agents here are some things to consider:

Choose your agent carefully.
It's probably the single, most important thing you do! Do your research and don't ignore any of your doubts or misgivings. Read our blog post on choosing the right agent for you.
Read all documentation you're given.
It's really worth knowing what you're signing up to and if you do have any questions just ask. Property law is changing all the time so get the best advice.
Know about any ancillary fees.
As well as any headline commission rate being advertised, agents may charge an array of additional fees for services such as arranging safety checks or organising maintenance work. Legally, all fees should be shown.
Discuss any maintenance work.
Your property may need improvements or repair before being rented out. Discuss these with your letting agent. An experienced agent can guide you towards the best way of investing your money in property improvements from a letting perspective, which may save you time and unnecessary expense.
Consult with a letting agency on buy-to-let properties.
Buying an investment property is very different from buying a home. You want one capable of generating the best rental yield; likely to cost you less in ongoing maintenance; be mindful whether it’s leasehold or freehold; know what is attractive to tenants and likely to generate a decent capital gain.
Understand the importance of legal protection and/or rental guarantee insurance.
Policies covering you for this are not expensive and provide you with peace of mind. If the worst happens, they can provide unpaid rent and/or legal fees. Read more about the policies offered by our preferred insurance partner, Letrisks.
